Real Estate Kyle Madorin May 21, 2024

Real Estate on the Up is the number one Orlando podcast that takes you behind the scenes of the real estate world in Orlando.

We had a special guest in our latest episode. Gisele Kolbrich is a fellow realtor in Orlando. Originally from Brazil, she has built a remarkable career in real estate, owning Top Florida Homes with her husband since 2021.

Gisele is Fluent in English, Spanish, and Portuguese. She has a diverse background in business and stock trading and therefore brought a wealth of knowledge to our discussion.

We broadly discussed several topics about the Orlando market, but what she seemed particularly passionate about was giving practical tips on how to sell homes in Orlando’s competitive markets.

Below are three key tips that really stood out to me.

1. Do Not Compromise on Staging

Staging a home is more than just making it look pretty. It’s about creating an environment that appeals to the senses and evokes positive emotions. Gisele emphasizes the importance of working with visuals, scents, and even music.

“When staging a home, you want to create an experience,” Gisele explains. “Use natural light to your advantage and find the best time to take photos, like during a sunset. This can make a huge difference in how potential buyers perceive the property.”

Visual appeal is crucial, but it doesn’t stop there. The scents in a home can also leave a lasting impression.

Fresh, clean smells or the aroma of baked cookies can make a home feel welcoming. Music can set the mood during showings, creating a serene and inviting atmosphere.

2. Depersonalization: Let Buyers Envision Themselves in The House

Depersonalizing the home is another critical step. Prospective buyers need to imagine themselves living in the house, and personal items or fixtures from the current owner can be a distraction.

“Personal items should be minimized,” Gisele advises. “You want the buyer to walk into a house and see a blank canvas where they can paint their own lives.

Remove family photos, personal collections, and anything that’s too specific to your taste.”

Depersonalization helps in making the house feel like a potential home for anyone. It’s about striking a balance between warmth and neutrality, allowing buyers to project their style and life onto the space.

3. Understanding Buyer Needs: Providing Comprehensive Value

Understanding what the buyer needs and providing comprehensive value is essential in today's market. This means going beyond just showing homes.

This can range from helping with legal paperwork to assisting in choosing the right mortgage broker in Florida. “It’s about offering a concierge-style service,” Gisele says. “You need to listen to your clients and understand their needs fully. This helps in tailoring the search and providing the best possible options.”

A thorough consultation can make a significant difference. It sets the expectations right from the start and builds a foundation of trust.

Knowing the buyer's preferences, budget constraints, and long-term plans can guide the agent in presenting the most suitable properties, thus speeding up the decision-making process.

Providing comprehensive services to clients is nuanced. There isn’t a specific way to go about it. Such a skill comes from years of experience in the industry. All you need to know is that the result is client satisfaction.

However, you can also learn from other experienced agents how to comprehensively cater to the needs of a homebuyer or seller. Learning from your peers can give you first-hand experience in customer service and other skills that you might require to take your career to the next level.

ICONS of Real Estate has an incredible mentorship program for new agents looking to make their mark in their areas of operation. They provide a comprehensive suite of learning materials, marketing tools, and support from other agents that will guide you and help you grow.

Other Interesting Titbits From Our Conversation

Gisele also highlighted the importance of adapting to technology in the real estate business. The industry is evolving rapidly, and staying updated with the latest tools can give agents a competitive edge.

“Technology is a tool that can enhance our work,” Gisele explains. “From using AI to generate scripts and social media content to having a robust CRM system, it’s about making the process more efficient for both agents and clients.”

Embracing technology can streamline operations, improve communication, and provide better data analysis. This can lead to more informed decisions and a smoother experience for clients.

Gisele also discussed the importance of recognizing Orlando as an international city and hiring agents from various nationalities who speak different languages.

“Orlando is a melting pot,” Gisele notes. “Having agents who can communicate in multiple languages opens up a broader market. It’s about understanding different cultural nuances and making international clients feel at home.”

Hiring agents from diverse backgrounds not only broadens the client base but also brings in varied perspectives and insights. This can be particularly beneficial in a city like Orlando, which attracts people from all over the world.
